Campus wide accountability for building operations and property management. Responsibilities include effective workspace utilization, preventive maintenance programs, project management resident relations, and department leadership for over a half million square feet and 76 acres. The Manager of Facilities has oversight and responsibility of the annual facilities operating expense and capital budgets of approximately $2 million and $1 million, respectively.
ESSENTIAL JOB FUNCTIONS:
Oversee the management and operation of East Ridge Retirement Village facilities including appropriate procedures to ensure that all functions are handled efficiently, effectively, proactively and maximize asset value.
Provide a quality maintenance program at the most effective expense level; including the monitoring all of the propertyâ€™s maintenance related functions and the training and supervision of the maintenance staff.
Lead Maintenance department and provide staff development opportunities.
Establish and report on industry benchmarks.
Implement system wide standards and effectiveness of WorxHub for preventive maintenance, work orders, warrantees, parts inventory and historical data bases.
Responsible for all building and grounds maintenance contracts including elevators, air conditioning, chillers, etc.
Implementation of LEED, Green and energy conservation programs.
Coordination of all property related services: grounds keeping, signage, plants, work place accommodations, furniture, etc.
Maintain workplace space standards and coordinate all space planning projects.
Financial accountability for development and reporting of annual capital and operational budgets.
Accountability for development and maintenance of a five year forward looking physical plant capital replacement forecast.
Maintain a fixed asset inventory of all maintenance-related equipment.
Ensure integrity of Key Control programs.
Participant on Safety Emergency Preparedness Committee/Business Continuity Committee
Manage Capital projects, budgeting, approvals, schedules, bidding, contracting, installations, oversight and inspections, pay applications and warrantees as related to facilities.
Maintain facility emergency preparedness procedures and protocols in collaboration with departments responsible for business continuity, safety and security.Â
Maintain Building Manuals in current condition.Â Enforce and communicate compliance requirements.
Assure proper availability and maintenance of MSDS information.
Assure appropriate compliance with all OSHA required safety facilities.
Conduct annual (or more frequent if required) building evacuation and fire drills.
Collaborate with department(s) responsible for Risk Management and Property and Liability Insurance.
Provide quality customer service in all interactions with residents, guests and staff.
Bachelors degree in real estate, business, engineering or related field preferred.
FMA (Facilities Management Administrator) or similar professional Designation preferred
LEED Certification, or potential
Full knowledge of Building Management methodologies, practices, codes, requirements, procedures, quality, ethics, and documents.
5 â€“ 10 years Facilities Management experience required
